New Villas in Moniga del Garda

In Moniga del Garda, in an exclusive and refined setting just a few steps from the lake, six single villas will be built with lake views and direct access to the beaches via a common road to the residence.

The villas will be constructed according to Casa Clima Nature A standards, ensuring a high level of energy efficiency and environmental sustainability. Each villa, comprising 3 bedrooms and 3 bathrooms along with a spacious living room, will be surrounded by a large garden and feature its own private pool. There is the possibility of building on one or two levels at the client's choice.

For thermal comfort, modern underfloor heating panels will be installed, while cooling systems with heat pumps and distributed diffusers in main rooms are planned for air conditioning. Additionally, each villa will be equipped with photovoltaic panels to support the power supply for the heat pump, thus contributing to reduced energy consumption.

The villas vary in size; the smallest has a plot of 600 sqm with approximately 190 sqm of gross habitable area, while the largest villa boasts a lot of 2,550 sqm with about 160 sqm of gross habitable space. The two larger villas are not divided into two floors but rather are entirely on ground level.
